At Dickenson Gilroy, we understand the issues unique to the commercial real estate industry. We handle all aspects of commercial transactions for lenders, purchasers or sellers from contract to closing. Recent projects include a multi-million dollar condominium conversion and medical and multi-family transactions. We handle bulk property sales as well as bulk note sales for lenders and investors.
Commercial Leasing is an active part of our practice. Our lawyers have experience in all issues relating to commercial leasing from tenant or landlord representation, creation of commercial lease templates for Landlords, modification of lease terms as well as assignments and sublease agreements. We have created an economical way to negotiating commercial lease matters to ensure the main elements of the franchise agreement as well as tenants’ interests are captured within the Lease every time. We also handle asset/purchase agreements for franchise tenants.
Our Relocation department services many national relocation clients, helping families moving from other states transition seamlessly to a new life and livelihood in Georgia. Relocation closings can be conducted at our Alpharetta corporate office, the center for the relocation co-ordination, or at any of our closing offices. Closing work is centralized for ease and efficiency for our relocation clients although we have the capacity to handle closing throughout Georgia.

Our loss mitigation practice focuses on the unique needs of our lender or borrower clients in reducing the damage caused by real estate investments and financing obligations which can no longer be maintained. We serve our lender clients by helping them establish processes such that they can handle the loss mitigation internally or by handling a large volume of mitigation work for them through forebearance agreements, modifications, and negotiations of other settlement terms. Investors/borrowers benefit from our knowledge and experience in this area such that a plan can be formulated with all information necessary to move forward.
We represent commercial and residential lenders who have acquired a portfolio of properties through foreclosure. We do preliminary title work to identify title issues and lend our expertise to resolve these issues well before closing. We can conduct closings for REO properties or coordinate with outside counsel for lenders throughout Georgia when appropriate. We are proficient closing out our lender clients’ REO portfolios – maintaining a professional and communicative position all the while.
